If you run a farm operation and your insurance is a standard homeowners policy with a farm endorsement, you probably have gaps you don't know about. Here's the honest breakdown.
What a proper farm policy covers
A standalone farm policy is built differently from a homeowners policy. It's designed for the way farms actually operate β with multiple structures, working equipment, livestock or crops, and real liability exposure that a homeowners policy wasn't written to handle.
A well-structured farm policy typically covers:
- Farm structures β barns, machine sheds, grain bins, silos, and outbuildings at replacement cost
- Farm equipment and machinery β tractors, combines, planters, tillage equipment, and attachments
- Livestock β dairy cattle, beef cattle, hogs, poultry, and horses (often scheduled separately)
- Crops and grain β stored grain in bins or cribs
- Farm personal property β tools, supplies, and farm-use items
- Farm liability β bodily injury and property damage arising out of farm operations, including custom farming
What a homeowners endorsement typically doesn't cover
This is where it gets important. A homeowners policy with a farm endorsement usually has sublimits on farm equipment β often $10,000β$25,000 β that won't come close to replacing a modern tractor. Livestock is often excluded entirely unless specifically scheduled. Farm structures may be covered at actual cash value rather than replacement cost.
The biggest gap is usually farm liability. If a visitor is injured on your farm property, or your equipment causes damage to a neighboring field, homeowners liability may not respond at all β or may respond at limits that aren't adequate.

- What's my equipment limit and how is it structured β scheduled or blanket?
- Are my farm structures covered at replacement cost or actual cash value?

- Is my stored grain covered and at what limit?
